The first 2 months of the year were highlighted by torrential rain which help fill our tanks and made everyone head for the mountains, but it didn't seem to dampen the real estate activity in Marin. The first two months of the year are typically fairly slow and yet buyers have started to take their hands out of their pockets and moving on buying a home in the most desirable county in the Bay Area. Yes, prices are down by 20% in some areas and yet so are interest rates - as low as they've been in many years. Yes, the country is still trying to pull out of its recession and stop the rising unemployment and yet there is money out there and no matter what the market conditions are, some people just have to move.
We have 29% of our 853 homes in escrow. That means approximately only 573 homes to choose from. 217 homes have sold already this year. These numbers are record strong and indicative of a trend of increasing activity in selling and buying. We just had a wonderful home in Tiburon that we dressed up and marketed the heck out of and sold it in a week with multiple offers and almost 100k over asking. That's a happy seller and a thrilled buyer who moved into a great neighborhood to enhance their quality of life. That's what selling and buying should be!
There are strategies to selling that are critical to getting homes sold in this market. Buyers shop differently than they did 2 years ago and we know the importance of an effective and powerful internet presence. The rules have changed and as we watch the trend and how buyers make decisions, we know that for those that are serious sellers and qualified buyers who want to grab an incredible opportunity, the time is now. Don' wait. This time next month interest rates will probably be up and so will inventory and the rain will have passed and we will be busy.
